Unique long brick delivers modern lines with a rustic vibe for new multi-res project in Williamsburg, Brooklyn

CHALLENGE

Facing the lowest vacancy rates in over half a century, New York boroughs are bustling with new multi-residential projects offering a mix of affordable and market-rate units, combined with retail and common space amenities.

Working with developer Clipper Equity, J Frankl Associates sought to design a seven-story residential building in Williamsburg, Brooklyn that would not only address housing needs but also represent the historical essence of this neighborhood which still includes 89 original 18th-century buildings.

INFLUENCE

Today a neighborhood of 200,000, Williamsburg has grown over the last 20 years through an influx of 'creative' inhabitants who first found low rents in the huge lofts of former factories. With increasing housing needs, residents welcome housing developments and designers seek to blend new construction into this family-focused, informal and 'hipster' community.

Masonry buildings are the hallmarks of historical New York. Designers sought out a high-quality masonry product that would meld with this neighborhood's existing structures, yet deliver a modern, 'hip' aesthetic. 130 Hope - a seven-story, 150,000 square foot , 143-unit residential building needed a creative twist to flow into the scene. 

SOLUTION

Arriscraft's award-winning Architectural Linear Series Brick (ALSB) features a weathered finish and long lengths (up to 23-5/8"). Before ALSB's introduction a few years ago, this type of old-world brick was only available from Europe, at significant financial and environmental cost.

J Frankl Architects specified ALSB for 130 Hope St - an incredibly thoughtful design that honors history, creativity, family, and well-being. The textured brick façade is said to be an homage to the historic texture and expression of the surrounding neighborhood.  According to aiany.org, "the building’s textural brick façade oscillates along its full-block frontage, creating a rhythm and scale resembling its traditional low-rise masonry neighbors".
 
Amenity spaces will include a coworking suite, bike storage, a fitness center with dedicated space for yoga, a roof deck, a Zen garden, play areas for children, and on-site parking.
 
ALSB, like all Arriscraft calcium silicate brick, is made using only natural materials (sand and lime), with color pigment added, and features a unique fine grain finish.
